VERY Pleasantly Surprised!
Dear Tom Schmidt,
I’m writing to you as the selling broker on the 3310 Chayote Rd. property, and to say what a fantastic job Tom Weir did! I previewed the property at the Brokers Open House before the owners moved out, and I was VERY pleasantly surprised when I showed the property again after Tom moved in! My buyer was from out of state, and we were rushing to see as many houses as possible in a short period of time. And, as you know, this often calls for a VERY last minute showing! Tom was so accommodating! In the end, it came down to a choice of two homes……. this property and one in Corrales for the same price. The one in Corrales had a better view, but it was vacant. The Chayote property, with Tom’s fantastic furnishings, showed like a home right out of Architectural Digest. I’m sure this was the reason for the sale.
I also have a different perspective, as I was a ShowHomes home manager in Orange County, California for several years, and lived in and staged many homes. I know how difficult it can be for the home managers when a property sells as quickly as this. I hope you and Tom find another property for him soon! And just an FYI, I don’t know if it’s even possible, but the buyer is going to be in Maine until August 31, and suggested to Tom that she would like him to stay there until then. We’re scheduled to close August 19th. I understand that you have a process, but just thought I would see if this was a possibility.

You will recall that I was very dubious about the prospect of having a caretaker from Homes in Transition in my house during the “for sale” stage. It seemed to me that it was akin to having a tenant with all the issues that could occur under that scenario. A caretaker is a different proposition and helps in the sale of the home.
I was intrigued by your assertion that homes sell more quickly with a caretaker in place. As my home was under contract only a few weeks after the caretaker moved in, I am persuaded on that point. Also, the low ball offer that sometimes occurs when a house is empty did not happen in this case. Overall I am very pleased with the service that HIT provided and the outcome.
